A slew of gleaming, high-rise properties is set to transform Beach Road, Rochor Road and Ophir Road — collectively known as the Beach Road/Ophir-Rochor corridor — in the years ahead, carving a new work-live-play hot spot to rival the likes of Orchard Road.
Strategically located near the Central Business District (CBD), the area saw a tide of change a few years ago with the completion of mixed-use developments South Beach and Duo, which have brought with it a constant stream of corporates and tourists, jazzing up the retail, commercial and nightlife scene.
More recently, the district has been primed for a fillip with the launch of Guoco Midtown by GuocoLand last year.
Spreading across 950,600 sq ft, Guoco Midtown will further define the potential of the Beach Road/Ophir-Rochor corridor with a 30-storey office tower, more than 200 residences, and large public and retail spaces.
Completing in 2022, the development surpasses the total area occupied by The Shoppes at Marina Bay.
Its location at the intersection of Nicoll Highway and the future North-South Expressway in the city centre is expected to be a crucial piece in the district’s rejuvenation.
Mr Cheng Hsing Yao, group managing director of GuocoLand Singapore, explains that the mixed-use development is designed to be a “mini city for the future”, with flexible office spaces, housing and networking spaces all rolled into one address.
“The idea is that work, live and play elements are going to be merged not just for offices, but for residents and the public as well. Residents can join a network hub, which functions like a social club for people across all walks of life, interact and come up with ideas for innovation.”
Another star project worth looking out for is The M Condo on Middle Road.
Located next to Guoco Midtown, the mixed-use development by Wing Tai Holdings will house commercial establishments on its first storey, and residential units in a lower six-storey block and higher 20-storey building.
It will launch in Q1 2020 and is scheduled for completion in 2024.
The M is designed to provide unblocked street frontage for residents and uninterrupted views of nearby architecture buildings. When completed, it will be a short walk from Bugis Junction and Bugis MRT station, and a 5min drive to the CBD and Marina Bay Sands.
Ms Stacey Ow Yeong, marketing head at Wing Tai Property Management, adds that its location in the Bugis district will offer residents and office tenants an “unmistakeable” city vibe and colourful heritage attractions.
“The Ophir-Rochor corridor is undergoing rejuvenation and The M is truly ‘right in the middle of everything’ as our tagline suggests,” she says.
Residents and office tenants will have easy access to the historic district of Kampong Glam, a treasure trove of hole-in-the-wall boutiques, Middle Eastern and Mediterranean restaurants, colourful street art and galleries.
They can also visit the iconic Malay Heritage Centre, the former palace of a 19th-century ruler of Johor, in the thriving neighbourhood. Presently under the management of National Heritage Board, the centre houses six permanent galleries and has hosted more than a million visitors since it was restored and opened in 2005.
Mr Nicholas Mak, head of Research and Consultancy at ERA Realty Network, says: “The M is an example of urban renewal of the area, with plenty of food and beverage options, heritage sites within reach and possibly sea views for their high-rise condominium units.”
The revival of the Beach Road/Ophir-Rochor corridor is set to stretch into the next decade.
There are plans to redevelop the 42-year-old Shaw Tower into a new, 35-storey Grade A office and retail building. The Government also intends to develop the sprawling Kampung Bugis white site, which is nearly the size of 14 football fields, over the next nine to 11 years. The aim is to add 4,000 private homes and 50,000 sq m of retail, offices and community facilities to the waterfront district.
This facelift has not gone unnoticed by property firms.
In its Q3 2019 Property Market Index report, PropertyGuru predicted that District 7, covering the Beach Road, Bugis and Rochor areas, might surpass District 9, Orchard, as the most expensive district in Singapore.
Mr Tan Tee Khoon, PropertyGuru’s Singapore country manager, says: “With the upcoming developments in District 7, we are witnessing the transformation of a history-rich, predominantly commercial precinct into a hip, culturally-rich and vibrant Civic District that could give the location a unique selling point.”
As the district cements its identity as a commercial and lifestyle hub, Singapore seems poised for a new address in prime residential living. And that’s something for prospective home buyers to keep an eye on.

“我们的想法是,融合工作、生活和娱乐元素将不仅仅用于办公室,而且还将用于居民和公众。居民可以加入一个网络枢纽,该枢纽的功能就像是一个社交俱乐部,面向各行各业的人们,相互交流并提出创新想法。”
另一明星项目是密驼路的The M 公寓。这是永泰控股(Wing Tai Holdings)的综合开发项目,就在国浩时代城旁边。这个项目的第一层楼将容纳商业机构,较低的六层大楼和较高的20层大楼则提供住宅单位。
它将于2020年第一季度出售,预计在2024年完工。
The M旨在为居民提供畅通无阻的临街视线、无阻拦的街景。完成后,距离白沙浮广场(Bugis Junction)和武吉士地铁站仅几步之遥,驱车5分钟即可到达中央商业区和滨海湾金沙。
永泰物业管理公司营销主管Stacey Ow Yeong补充说,其位于武吉士区的位置将为居民和办公室租户提供不容置疑的城市氛围和丰富多彩的文物古迹。
她说:“奥菲亚-梧槽走廊正在焕发青春活力,正如我们的口号所暗示的那样,The M确实是'一切都在其中'。”
居民和办公室租户将能便捷地前往甘榜格南(Kampong Glam)历史街区 。他们还可以参观标志性的马来文化馆(Malay Heritage Centre),这是柔佛19世纪统治者的前宫殿。该中心目前由国家文物局管理,设有六个永久性画廊,自2005年恢复开放以来,已接待了超过100万名游客。

美芝路/奥菲亚-梧槽走廊的复兴将延续到下一个十年。
现在已有计划将有42年历史的邵氏大厦(Shaw Tower)重建为一座新的35层甲级办公和零售大楼。政府还计划在未来的9至11年内开发面积庞大的Kampung Bugis白色地带,面积接近14个足球场这么大。目标是在滨水区增加4000个私人住宅单位和5万平方米的零售、办公室及社区设施。
房地产公司也注意到这种改头换面。PropertyGuru在其2019年第三季度房地产市场指数报告中预测说,涵盖美芝路、武吉士和梧槽地区的第七邮区将超过新加坡第九邮区(乌节地区),成为新加坡最昂贵的地区。
PropertyGuru新加坡经理陈智群说:“随着第七邮区的发展项目相继落成,我们正目睹了一个历史悠久,以商业为主的地区,脱变成时尚、文化丰富和充满活力的文娱区,给予这一区独特的卖点。”
随着该地区巩固了其作为商业和时尚生活的枢纽,新加坡似乎将添加一个崭新的黄金住宅区。这,是准备购买私宅的买家所不容忽视的。
