Landlord Suzanne Lim shares the valuable financial lessons she has learnt from earning passive income by renting out property

MYTH 1: The landlord hat looks good on anyone. No stress, no hassle
FACT: “Not quite. You hear of people with multiple properties who seem to collect rent without any hassle. But being a landlord comes with many responsibilities, such as ensuring your tenant pays rent on time, especially if your rental income pays the monthly mortgage.
Property damage or loss is also a big concern. Should your tenant be careless and lose the access passes or mailbox key, or damage the furniture and white goods on your property, you will have to replace or repair them. Such events are unpredictable, so you need to be financially ready to deal with them.
Engaging a responsible — and responsive — agent matters, especially if you only have the bandwidth to monitor rent. Since you have to pay a commission anyway, let your agent handle multiple issues.”
MYTH 2: All you need is capital for the down payment
FACT: “Aside from the down payment applicable to the purchase, you will need to pay legal conveyancing costs and maintenance fees.
Prepare by channelling monthly savings and bonuses into your down payment fund. I also used some of my CPF monies to buy blue chip stocks in the years leading up to my purchase, which appreciated and paid for 15 per cent of the purchase price. Make sure you can support the monthly mortgage payments without relying entirely on rental income, which may come in late.”
MYTH 3: Properties located near an MRT station will appreciate in value
FACT: “While highly regulated, the property landscape is volatile and the days of flipping quickly for a tidy profit are over.
Being financially conservative, I decided on a two-bedroom option in a low-rise 140-unit freehold condominium that matched my budget and preferences. Settled in a quiet residential neighbourhood with proximity to an MRT station and shopping mall, it was a place I could see myself living in.”

迷思 1:过程轻松简单
事实:“不一定。我们常听到拥有多个房地产的屋主轻而易举地租出房子,收取租金。其实,身为房东还有许多责任,包括确保租户准时缴租,尤其是当你每个月需用租金偿还贷款时。
房子遭到破坏也是一大问题。若租户粗心大意,遗失了居民通行证或信箱钥匙,又或破坏家具或家器,你就必须负责更换或修理。这类情况难以预料,因此你必须具有一定的经济能力。
若你没有时间处理各项琐事,不妨支付佣金,找个尽责、态度积极的房地产经纪为你代劳。”
迷思 2: 你只需足够的资金支付首期即可
事实:“除了首期付款,你还需支付律师费和维修费。
把每月的储蓄和花红积存起来,作为首期付款。几年前,我也利用公积金购买蓝筹股,增值后卖掉足以支付百分之十五的房价。记得,你应该确保自己每月的分期付款无需全数依赖租金来偿还,因为你每月不一定会准时收到租金。”
迷思 3: 靠近地铁站的房地产必会增值
事实:“尽管本地房地产市场受到高度管制,但还是不稳定的,能在短期内翻本的好日子也已成往事。
在经济方面,我属于保守派,因此我在一栋共有140个单位的永久地契低楼公寓买了一间符合我预算的两卧房单位。 这个地点环境清幽,靠近地铁站和商场,非常适合我。”
