Want to move your property as quickly as possible? Check out these handy tips

What makes some homes sit on a property listings page for months, while others are snapped up within weeks? You may think selling your home is as simple as posting some photos of your place on property websites, but unless you live in a unit worthy of apartmenttherapy.com, a little more effort is required. Here are three tips that will give your property an edge over the competition.
Apart from listing on the usual property sites, advertising on Facebook is a cheap and effective way to reach potential buyers. But be sure you target your ad to reach the right demographic, for the best results.
“For instance, if you are selling a $5,000,000 landed property in the East Coast area, targeting buyers who are married, above 35 years old, and living in the east is better than targeting the whole of Singapore,” says ERA agent Eugene Lee.
Give your home a good clean and spend some time taking professional-looking pictures of it. “Professional images and videos of your home can attract more viewings opportunities,” says Managing Partner at Singapore Realtors Inc Benson Koh.
Complement that with catchy and descriptive copy that sells. Highlight what’s unique about your property, skip excessive fluff – descriptions such as “beautiful”, “move-in condition” and “bright and airy” work, and play up lifestyle value-adds such as malls and public transport.
Once you’ve got interested buyers, stage your home by sprucing it up to make it more desirable. This can be as simple as adding cushions on the couch, or moving the furniture around to create a bigger space. If you don’t have a good eye for aesthetics, turn to the professionals such as interior design and styling studio paper+white or home staging company Asian Professional Organisers.

除了一般的房地产网站以外,脸书也是一个廉价、有效的推销方式。但要取得效应,你必须确保讯息有效传达至适合的群众。ERA中介李荣健说:“打个比方:如果你卖的是东海岸地区的有地产业,价格约五百万,与其向全国买家推销,你应该针对目前居住在东区,35岁以上的已婚人士。”
在将房屋彻底清洗打理后,拍摄具专业水准的房产照片,“专业照片及影像更吸引眼球,”Singapore Realtors Inc 的执行合伙人许正伟透露。美图还需美文衬托。避免使用冗长的文字,而精准地形容产业周边休闲设施、交通、以及房产的状况——例如“明亮”、“漂亮”、“如新”等。

尽管幸运颜色能产生一些正面影响,但也不可能每年都将房子重新粉刷一番。不妨利用床单、画作或其他摆设品将幸运颜色引进家中,或许较省钱省力。
