The prime Bayshore area is expected to undergo a residential renaissance

“Car-lite”, “convenience” and “community” are buzzwords tagged to the upcoming 60-hectare Bayshore precinct, located just next to East Coast Park. Here is what potential landlords and homeowners can expect.
Hello, car-lite society; Urban Redevelopment Authority (URA) planners believe road carriages could be reduced, creating wider pedestrian walkways and dedicated cycling paths, and a stronger sense of environmental sustainability.
❝The upcoming Thomson-East Coast Line (TEL), with Bayshore and Bedok South MRT stations opening in 2023 and 2024, will meet residents’ increased demand for public transport. New apartment and condominium blocks will replace older demolished properties after at least two en bloc cycles (2006/07 and 2017/18) in recent memory.❞

With a mixed commercial-residential site above Bedok South MRT station and the main street lined with shops, cafes, grocery stores, childcare and elderly facilities within a short walk from home, the residential precinct could foster a greater sense of community.

TEL will do for Bayshore what the Circle Line did for the housing estates in the area; housing price increases in the latter’s 400-metre zone were 13.2 per cent higher.

Yielding 10,000 housing units — some of these HDB flats — the type of homes available will alter the Bayshore community’s social fabric.
❝Coveted sea views and leisure spaces would be two big selling points. The 3.5 plot ratio of planned residential sites will see highly-coveted apartments. The mix of private housing and HDB flats — the first HDB homes built in the area since the 1970s — could entice middle-class Singaporeans and foreigners as potential residents.❞
