D10 and D19 will be the most popular among potential home buyers, with upcoming properties in the area being highly anticipated and expected to be well-received by buyers. Recent well-received launches such as Boulevard 88 and One Holland Village Residences in D10 and Sengkang Grand Residences in D19 have paved the way for more options to come.
Purchases of luxury homes by high net worth individuals such as James Dyson, Jack Ma and Eduardo Saverin last year, along with a price decline in the Core Central Region (CCR) or prime districts, could move the needle on home prices as a bumper crop of luxury properties priced above $3,000 and $4,000 psf look set to launch this year.
Two-bedroom units will remain the most popular, closely followed by three-bedroom options. These remain more pocket-friendly as most purchasers are only able to afford a total quantum of up to $1.5 million.
Some of the most exclusive condos will start to offer private dining areas rather than just a clubhouse. Owners will also enjoy the privilege of bringing in a private chef to cook for their guests.
With the monthly income ceiling for executive condominiums (ECs) increasing from $14,000 to $16,000, there will be renewed interest from those who fall within the $14,000 to $16,000 income band — and were previously ineligible to purchase such a property. ECs are still seen as a low-risk asset for capital appreciation, since the price gap between them and private condos narrow significantly once they are full privatised after 10 years.
